Wade Court Road and its side roads – Shawfield Road, North Close, Elm Road and South Close – are private roads, as they are unadopted by Havant Borough Council. In practical terms, this means that the residents themselves must pay for the upkeep of the road surfaces and those verges and trees that are not within the boundaries of any of the properties on these roads. (Note: Willow Close is adopted by Havant Borough Council.)
In order to manage this responsibility effectively, the Wade Court Residents Association was established over 60 years ago. All property owners on the roads listed above, including Willow Close, are automatically members, subject to the payment of an annual subscription. The Association operates in accordance with its Constitution (link) and the members of the Association have the opportunity to elect the officers of the Association’s Committee at each Annual General Meeting.
Because of the unadopted status of the roads, buyers’ conveyancers often ask the Association for further information. It is common for them to submit a questionnaire designed for the management companies of leasehold properties but these are of limited relevance.
